  1. Step 1: Initial Meeting

    The process starts with an initial conversation with one of our loan officers. We get to know more about you and your goals and collect information that helps us determine the necessary documents and your next steps moving forward.

  2. Step 2: Setting up

    Our loan officer will send you two emails. The first is an application link (secure and user friendly, usually takes 10-20 minutes to complete) and the second is a list of supporting documents we need for our Processing Validation Team to review upfront.

  3. Step 3: Application Review

    Our Processing Validation Team reviews the application and validates all the information to ensure the loan meets all the requirements of underwriting upfront including income, assets, and credit. Each borrower’s scenario is different, and it can have a massive impact on their eligibility.

    This is the secret sauce to CPF’s reputation and makes our pull through ratio super high.

  4. Step 4: Final Review

    Although different teams will be working on your file, you will always have the same main points of contact throughout the entire loan process.

    Once the Processing Validation Team has verified the application and all supporting documents, your loan officer will perform a final review. We then expertly make the proper determinations on what loan options work best for you based on all the data collected. Finally, we present these options to you and together determine your next steps.

  5. Step 5: Signing your Loan

    Once you’ve made a decision, we disclose your loan application for the required federal and state disclosure signatures. Then our processing team will inform you that your application is ready for your review and signature.

  6. Step 6: Final Approval

    At this point we wait for a conditional loan approval to come back. A conditional loan approval means the underwriter reviewed the file and is willing to clear the loan for closing after we provide the necessary remaining information. This could include title work, appraisal, homeowners’ insurance, and other items relating to the borrower that were unclear or not fully documented prior to submission.

  7. Step 7: Closing Day

    After all the required approval items are submitted and cleared by the underwriter, the loan is then issued a clear to close (CTC) and at that time title, lender, agents, and sellers all agree on a scheduled time and day to sign the final closing documents.

    Once all closing documents are signed then we fund the loan and the borrower takes possession of the home. Congratulations! You are now a proud homeowner!
